Our Rooms
Eight rooms, twenty-four beds, split between the old farmhouse and the annexe that opens onto the garden. Every one of them has been renovated, and they all have air conditioning, a private bathroom and a view over the green of the estate: seventy-four hectares of countryside sloping down towards Lake Mezzano, in the heart of Alta Tuscia.
No two rooms are alike. They carry the names of the places around us — Monte Calveglio, La Piana, Costa del Lago, Poggio Pilato — and each has its own character: one has a mezzanine bed, one looks out over the lake, and four open straight onto the meadow.
The farmhouse and the annexe
On the upper floor of the farmhouse there are four rooms. Monte Calveglio sleeps up to three and has a mezzanine bed. La Piana is a double for two, facing the garden. Monte Caso sleeps up to four and is one of the favourites with families. Costa del Lago is the only room with an exclusive lake view: open the window and Lake Mezzano is right there.
In the annexe, on the ground floor with direct garden access, are the other four. La Birba is a deluxe for two, Il Palombo a superior for up to three, Il Fontanile and Poggio Pilato sleep up to four. With no stairs to climb, they are the best choice for guests with reduced mobility, for older visitors and for anyone travelling with a pushchair.
Choosing the right room
- Travelling as a family? Monte Caso, Il Fontanile and Poggio Pilato sleep up to four. Just tell us when you book if you need a cot or an extra bed.
- After the lake? Costa del Lago is the only room with an exclusive view over Lake Mezzano.
- Rather avoid stairs? All four annexe rooms are on the ground floor, with the garden right outside the door.
- Travelling as a couple? La Piana in the farmhouse and La Birba in the annexe are made for two.

Good to know before you arrive
Breakfast is the moment we care about most: cakes baked fresh every morning, honey and preserves from our own farm. If you prefer something savoury, just ask and we will make it.
Parking is private, free and plentiful. Wi-Fi is free in the common areas; in the rooms coverage can be patchy, because we are in open countryside — and many guests see that as the whole point of a real digital detox.
One honest warning about getting here: the last 2.5 km are an unpaved country road. Any car can handle it at a gentle pace, and it is precisely that stretch that keeps the noise away. If you have the slightest doubt, call us and we will guide you to the gate.
A path starts at the property and takes you, in a pleasant walk, down to the shores of Lake Mezzano, a public volcanic lake in a protected nature area. The restaurant is open every day except Monday, and the AgriSpa is booked by telling us your arrival time three or four days ahead.
